West Valley prices slide

Sun City and Sun City West median prices were down from July 2007 to July 2008. In Sun City, the median price for a home fell from $187,500 to $155,000, while the median price for a condominium fell from $134,500 to $109,000. In Sun City West, the median home price dropped from $245,000 to $205,000, and the condominium price from $152,950 to $124,000.
There were no foreclosures in Sun City in July 2007, but 10 in July 2008.
In July 2007, the median home price in Glendale was $234,940; by July 2008, that number had fallen to $170,000.
The median price in Surprise dropped from $234,450 to $173,620.
Foreclosure rates rose sharply in the same timeframe.
Sales in Surprise went from 70 to 195, while in Glendale the number jumped from 55 foreclosure sales to 255. In El Mirage, there were 15 foreclosure sales in July 2007, but in July 2008 that number climbed to 105. In Peoria, foreclosures jumped from 35 to 140.
